Well-kept residential building with a mowed lawn, trimmed shrubs and trash enclosures

Clients

Four addresses,
with the numbers kept.

Number of units, what we took over, what was included and what it achieved. That is what a board needs to compare us with the company you have now.

Client 01

Oak Meadow Condominiums,
Manchester.

Four buildings from 1973, 64 units and 31,000 square feet of grounds. The association had changed contractors twice in four years and had no clear picture of what was actually being done.

The outside of the property with a mowed lawn and swept pavement
What we took over Weekly rounds, plowing and salting, lawn and flower beds, boiler room and ventilation. A 24/7 emergency line from day one.
Boiler room with pipes, pressure gauges and a pump
What we measured The heating controls were set seven degrees too high and a mixing valve was sticking. After we adjusted the settings and replaced the valve, heating fuel use dropped eleven percent the first full year compared with the year before.

Clients 02 and 03

Two that only
buy one part.

Technician checking a ventilation unit on the roof
Two apartment buildings in Bedford, building systems and emergency calls only 38 units. The owner handles the grounds and hallways and only wanted someone who knows the boiler room. We change filters four times a year, read meters monthly and take emergency calls. We prepared the paperwork for the 2024 ventilation inspection, and the inspector did not have to ask for anything afterward.
Compact tractor with a snow plow on a path between buildings
Homeowners association in Concord, grounds only 31 townhouses and a shared parking lot. Plowing over two inches, sanding, lawn care on the common areas and leaves in three rounds. We go out on the forecast the night before, so the paths are clear before people leave for work.

Client 04

Mill Hill Condominiums,
and a switch in midwinter.

22 units. Their previous contractor ended the contract with one month's notice in January. We took over on February 1.

Technician replacing a light fixture in a stairwell
The first week We walked the whole property and wrote a list of 34 items, nine of which should already have been done. The board got the list before they had time to ask.
Service van by an apartment building at dusk
Keys and alarms Taking over keys, alarm codes and vendor contacts took three days. We always treat it as a separate step with its own checklist, because that is where switches usually go wrong.
