Plans and prices

Priced per unit,
not per guess.

We price by number of units and size of the grounds. So two associations of the same size pay about the same, and you can do the math yourself before you call.

Three plans

Choose by how much
the board wants to do itself.

Prices are per unit per month on a twelve-month plan, for a property with at least twenty units. Smaller properties get a custom quote, because drive time matters more than size.

Basic

Rounds and repair requests. For boards that already have emergency calls and grounds covered.

  • Weekly rounds with a written report
  • Repair requests online and by phone
  • Bulb and fuse replacement
  • Laundry, trash and storage rooms
  • Monthly report to the board

$28/unit/mo

Full

What most associations choose. Everything except snow and lawn.

  • Everything in Basic
  • 24/7 emergency line, two-hour response
  • Boiler room checks
  • Ventilation filter changes, four times a year
  • Monthly heat and water readings
  • Paperwork for inspections

$48/unit/mo

Full with grounds

The whole property, inside and out, on one plan and one invoice.

  • Everything in Full
  • Plowing over 2 inches, all season
  • Salting, sanding and spring sweep-up
  • Mowing and flower bed care
  • Leaf cleanup in three rounds

$72/unit/mo

Covers up to 650 square feet of grounds per unit. Larger areas are priced separately.

All prices are for associations and businesses. You can buy emergency calls without a plan, but then the response time is four hours, not two.

Outside the plan

What is billed
extra, and at what rate.

We call and ask before we do anything that costs more than your approval limit. The default is $1,000, but you set it yourself in the contract.

Hourly rates. Materials are billed at cost plus ten percent.

The terms

Five things we write
into every contract.

Three months' notice

The contract runs twelve months and renews twelve months at a time. Three months' notice either way, in writing, no reason needed.

A named technician

You know who has your address and who covers for them. If we change the person, we tell you before, not after.

One price adjustment a year

The price is adjusted on January 1 based on the Consumer Price Index, and we send the math in November. No other increase during the year.

Approval limit

Anything over the limit, we ask first. We have never billed for extra work nobody approved, and we are not going to start.

Keys and handover

When a contract ends, we return keys, codes, vendor contacts and the full request history within fourteen days. It belongs to you.

Insurance and licensing

$2 million in liability coverage, workers' comp and a registered New Hampshire business. Certificates are attached to the contract.
