Someone who shows up
when something breaks.
We look after 41 buildings for condo associations and private owners in southern New Hampshire. The same technician at the same address, so nobody has to explain where the shut-off valve is every time.

What we do
Four services, and you can
order them one at a time.
Most associations take all four. If you already have a snow contractor, we take the other three and stay out of the way.

Building care
Weekly rounds with a written report. We replace bulbs, tighten what is loose and note what needs a contractor.
- Weekly rounds with photos
- Bulb and filter changes
- Laundry and trash rooms

Emergency calls
A phone that answers day and night, and a technician on site within two hours for leaks, clogs, outages or locked doors.
- On call every day, around the clock
- Report online or by phone
- Residents can track their request

Grounds
Lawn, leaves, snow and salt. We go out on the forecast, not on complaints, and we start at the entrances.
- Plowing over 2 inches
- Salting and sanding
- Lawn, beds and leaves

Building systems
Boilers, ventilation and pumps. We read the meters, tune the heating and warn you before something fails.
- Monthly heat and water readings
- Ventilation filter changes
- Inspection paperwork
24/7 line (603) 555-0190. Answered day and night for leaks, clogged drains, outages, broken door locks and stuck elevators. Everything else, call weekdays 7–4.
Report onlineHow a request works
From the moment something breaks
until it is fixed.
-
The request comes in
By phone or online form. The resident gets a ticket number right away and sees the same status as the board.
-
We assess it
If it is urgent, we are there within two hours. Anything else goes on the next round, and we tell you when that is.
-
We fix it or call someone in
If we can handle it, we do it on the spot. If not, we bring in an electrician or plumber, after checking with the board if it will cost more than your approval limit.
-
You see it in the report
Every month the board gets a summary: requests, work done, what cost extra and what is still open.

Quotes and repair requests
Tell us how many
units you have.
We come out and walk the property before we give you a price. The visit takes about an hour and costs nothing, and you get a written quote within a week.
